河边建房计划



1.  You could pull the kitchen appliances out from the wall about 6 or 8 feet and create a peninsula or island.  The person cooking would then be facing the view of the river, rather than facing the street.  
2.  You could make the wall facing the river a wall of windows, such as we have in our house.  
2.  You could consider putting the main floor (with the kitchen) on the lower level for a greater feeling of enclosure and privacy from the street.
3.  You could consider a master-bedroom on what is now the main floor, occupying the central space on that floor.  Make the small bedroom indicated there into a big walk-in closet.

FEE SCHEDULE:
A retainer in the amount of $2,700.00 will be required to schedule the job.
A second payment of $2,700.00 will be due upon submittal of the Septic Plans
A third payment of $1,700.00 will be du upon submittal of the Conservation Site Plan
Final Payment of $1,000.00 will be due upon submittal of the Foundation As Built Plan


SEPTIC DESIGN SERVICES INCLUDE:
 A Professional Wetland Scientist will conduct a wetland delineation and flag wetland resource areas
 Conduct research at the Town Assessor’s office and Worcester Registry of Deeds
 Meet on site with the Northbridge Board of Health Agent to discuss Tight Tank location.
 Conduct a Topographic Survey and locate pertinent features and wetland flagging.
 Design and prepare septic plansfor a residential Tight Tank, stamped by a Professional Engineer that will meet the requirements of
the Massachusetts State Sanitary Code (Title V) and the Northbridge Board of Health Regulations.*
 Prepare waiver request applications and attend Board of Health Meetings if necessary.
 Conduct component inspections during construction and prepare “As Built” plans for final submittal to the Board of Health.
BUILDING PERMIT PLAN INCLUDES:
 A professional land survey will conduct a property survey and locate documentation to determine property lines.
 Prepare a Building Permit Site Plan, stamped by a Professional Land surveyor, suitable for submitting to the Northbridge Building
Inspector.
 Stake proposed house foundation
 Prepare Foundation As Built Plan.
WETLAND PERMITTING SERVICES INCLUDE:
(Any construction activity within 200’ of theBlackstone River requires filing with the NorthbridgeConservation Commission).
 Prepare aConservation Site plan.
 Prepare wetland permitting application, Notice of Intent (NOI), and file with the Northbridge Conservation Commission and Ma
Dept. of Env. Protection.*
 Attend Public Hearing and onsite visits as appropriate.
*All state and local filing fees for theBoard of Health, Building Dept. and ConservationCommission are additional.
This estimate is based on information provided by the client and previous experience for typical conditions. The actual final cost may vary as
may be necessary to accommodate individual site requirements. The engineer will notify the client in the event that the cost of the project may
exceed the original estimate.
